Start with the word that is usually wrong
Most Oklahoma pages call this a grant. OHFA's own document calls it a "SUBORDINATE MORTGAGE, Payable at Maturity or Earlier Prepayment Event." It is a 0% second with no monthly payment, repayable when you pay off, sell or refinance, with no forgiveness schedule.

Step 1 — check the address, before anything else
Twenty of Oklahoma's 77 counties contain targeted census tracts. In one, the income limit rises and GOLD's first-time buyer requirement disappears. In Oklahoma County that is a $19,540 swing on the income ceiling.

Step 2 — check your county's limit
Limits run by county and household size, from $87,120 in Sequoyah up to $99,900 in Alfalfa for one to two people, against a state median of $86,900. All 77 counties.

Step 4 — clear the other gates
- 640 credit minimum, and the first mortgage has its own rules. Detail.

Step 5 — know what you are signing
The 3.5% comes back on sale, refinance or payoff. If you used GOLD, recapture tax can apply in a narrow set of circumstances. Neither is a reason to avoid the programme; both are reasons to plan the hold period honestly.
