The OKC metro is where Oklahoma's targeted-area rule is worth the most money, and where the most buyers never check it.

The limits that apply

CountyNon-targeted 1–2Non-targeted 3+Targeted 1–2Targeted 3+
Oklahoma$97,700$112,355$117,240$136,780
Cleveland$97,700$112,355$117,240$136,780
Canadian$97,700$112,355None — no targeted tracts

Oklahoma, Cleveland and Canadian counties share the same non-targeted figures, which is why metro buyers often assume the county boundary does not matter. It matters for one reason: Canadian County has no targeted tracts at all, so a Yukon or Mustang buyer has no higher band available, while an Oklahoma City or Norman buyer may.

★ What the targeted check is worth here

A household at $101,640 buying in Oklahoma County is over the non-targeted ceiling and under the targeted one. Nothing about the buyer changes. The answer is decided by which census tract the house sits in.

The same check also waives GOLD's first-time buyer requirement, so a repeat buyer in a targeted tract gets access to bond money they would otherwise be shut out of. Two rules, one lookup. How to check an address.

Why the metro limit looks generous

Oklahoma County's median household income is $99,000, the top band in the state and well above the $86,900 state median. OHFA's limits track local income, so the metro carries the state's highest ceilings — which is the opposite of how buyers expect assistance programmes to work.

The practical read: OKC buyers rule themselves out on income far more often than the limits actually require.

How an OKC file runs

  • Check the tract before the offer. It changes the income ceiling and the buyer-status rule at once.
  • Decide GOLD or DREAM. If you own another property, DREAM is the route. The comparison.
  • Book education early. It is required, and scheduling is what delays closings. Detail.
  • Plan for the second. The 3.5% is repayable on sale or refinance. What that means.

Outside the metro ring, USDA eligibility opens up quickly, and a USDA first with OHFA assistance on top is a strong combination for buyers looking at the edges of the metro.

Frequently asked questions

What are the OHFA income limits in Oklahoma City?

Oklahoma County's non-targeted GOLD limits are $97,700 for one to two people and $112,355 for three or more. In a targeted census tract within the county they rise to $117,240 and $136,780.

Do Norman and Moore use the same limits as Oklahoma City?

Yes. Cleveland County, which covers Norman and Moore, carries the same OHFA figures as Oklahoma County: $97,700 and $112,355 non-targeted, $117,240 and $136,780 targeted.

Is Canadian County different for OHFA assistance?

The non-targeted limits are the same, but Canadian County has no designated targeted tracts, so buyers in Yukon or Mustang have no higher income band available and GOLD's first-time buyer requirement is not waived there.
