Income is the one people get wrong

Not because the limits are tight — Oklahoma's are reasonably generous against a $86,900 state median — but because people guess instead of checking the right county, and because qualifying household income is not simply the number on a W-2.

★ And the targeted-area question runs before the income question, not after. A household at $101,640 in Oklahoma County is over the non-targeted ceiling of $97,700 and under the targeted $117,240. Same income, opposite answer, decided by the address.

Credit: 640, and what sits behind it

The published minimum is 640. That is a threshold, not a target — clearing it gets you considered, it does not settle the file. Debt ratios, payment history and the loan type underneath all still apply, and OHFA assistance sits on top of an FHA, VA, USDA or conventional first mortgage whose own rules you also have to meet.

Property and occupancy

The home has to be your primary residence and you have to occupy it. Investment purchases and second homes are outside these programs entirely. Property rules in detail.

Education is not optional

OHFA requires homebuyer education. It is routinely treated as a formality and then becomes the thing holding up a closing, because courses have to be scheduled and completed, not booked the week of. What is required and when to start.

One thing that is not a gate

Needing the assistance is not a disqualifier, and neither is a modest down payment of your own. The whole point of the programme is the 3.5%. What it will not do is make an unaffordable payment affordable — it helps with getting in, not with carrying it.
