How to read the table

  • Non-targeted columns apply to most of a county.
  • Targeted shows a figure only where the county contains at least one designated census tract. A dash means the county has none.
  • A county appearing with targeted figures does not mean the whole county qualifies — only part of it does. Why the address matters.
  • County median is OHFA's published median household income for that county, included because it shows how much headroom the limit actually gives you.

Income here is qualifying household income as OHFA calculates it, which is not always what your tax return shows. If you are close to a line, that difference is worth a conversation before you make an offer.

How these were verified

Agency PDFs have silently dropped digits on us before, so a figure is not trusted because it extracted cleanly. Three checks ran on this table:

  1. Extracted per word with column positions mapped, rather than scraped as loose text.
  2. The page was rendered to an image at 3× and read back. The rendered rows match the extracted values exactly, so this PDF carries no custom-font digit shift.
  3. Arithmetic tested on every row: the 3-or-more limit must exceed the 1–2 limit. Zero failures across 77 rows.

If OHFA republishes, these figures carry their date and we re-read the exhibit rather than patching numbers by hand.

What the limit does not tell you

Clearing the income limit is necessary, not sufficient. You still need the 640 credit minimum, an eligible property, and the homebuyer education OHFA requires. And if you are using GOLD outside a targeted area, you need to be a first-time buyer. The full eligibility picture.

What are the OHFA income limits in Oklahoma?

They vary by county and household size. The 2025 GOLD Government limits run from $87,120 for one to two people in Sequoyah County up to $99,900 in Alfalfa County, with higher figures for households of three or more. Oklahoma's state median income is $86,900.

What is the OHFA income limit in Oklahoma County?

For the GOLD Government program, $97,700 for a one or two person household and $112,355 for three or more. In a targeted census tract within the county those rise to $117,240 and $136,780.

Do OHFA income limits change?

Yes. OHFA republishes its exhibits periodically; the figures here are from Exhibit H-1A released 09/01/2025 and carry that date. Always check against the current exhibit before relying on a number near a limit.
