One structure, worth repeating
Both programmes deliver the assistance the same way: a second mortgage recorded behind your first, at 0%, with no monthly payment, repayable when you pay off, sell or refinance. It is not forgiven over time. Why that distinction matters.
★ What we do not offer in Oklahoma
You will find Oklahoma pages describing forgivable grants and gift funds from other organisations. Some of those programmes exist. We cannot originate them, because they are not on Cornerstone's approved list for Oklahoma, and we do not put programmes on our site that we are not able to deliver.
The practical consequence is worth stating plainly: through us, Oklahoma has no down-payment grant. The OHFA assistance is the help available, and it is a loan. We would rather tell you that now than have you discover it at application.
★ And there is no statewide tax credit any more
A mortgage credit certificate converts part of your mortgage interest into a federal tax credit, and plenty of Oklahoma pages still mention one. There is no active statewide OHFA MCC. The Oklahoma County Home Finance Authority ran a local window and it closed on 2024-12-31.

What sits underneath the assistance
OHFA assistance is not a mortgage on its own — it rides on a first mortgage, and that first mortgage has its own rules. Government options are FHA, VA, USDA and HUD Section 184; conventional is also available. Which one fits depends on credit, service history, where the home is and how much you have to put in.
USDA eligibility covers more of Oklahoma than people expect — the ineligible zones are essentially the Oklahoma City and Tulsa metro cores. Outside those, a USDA first with OHFA assistance on top is one of the strongest structures available in this state.
