This sounds like trivia until a buyer brings in a printout of the wrong state's income limits and builds a purchase around them.

The same four letters, two agencies

The Oklahoma Housing Finance Agency and the Ohio Housing Finance Agency are both abbreviated OHFA. They are unrelated: different states, different funding, different programs, different limits, different paperwork.

Nothing about one applies to the other. Not the income limits, not the assistance amount, not the structure of the second mortgage, not the credit minimum.

Which is which

OHFA — OklahomaOHFA — Ohio
ProgramsGOLD and DREAMA separate Ohio line-up
Assistance3.5% of the loan amountSet by Ohio, different terms
StructureRepayable 0% subordinate mortgageOhio's own structure
Income limitsBy Oklahoma county, all 77By Ohio county

If you are buying in Oklahoma, the only figures that apply are Oklahoma's. We publish them with the date we read them off OHFA's own exhibits.

How this actually goes wrong

It is rarely a lender error. It is a borrower who searched "OHFA income limits," landed on a page for the other state, and worked out a budget from it. By the time it surfaces, they have made an offer.

★ It happens more now than it used to, because AI assistants answer "what are OHFA's income limits" without asking which state you mean. If a figure arrives without a state attached to it, treat it as unverified.

A ten-second check

  • Does the page name GOLD or DREAM? That is Oklahoma.
  • Does it cite a county that exists in Oklahoma — Canadian, Cleveland, Comanche, Payne, Tulsa?
  • Does it say 3.5% and describe a repayable second rather than a forgivable one?

If a page cannot tell you which state it is describing, it is not a source you should price a house from.

Frequently asked questions

Is OHFA in Oklahoma the same as OHFA in Ohio?

No. The Oklahoma Housing Finance Agency and the Ohio Housing Finance Agency are separate, unrelated agencies that share the OHFA acronym. They have different programs, different income limits and different rules, and nothing from one applies to the other.

How do I tell whether an OHFA page is about Oklahoma?

Look for the program names. Oklahoma's programs are GOLD and DREAM, the assistance is 3.5% of the loan amount, and it is structured as a repayable 0% subordinate mortgage. If a page names different programs or describes forgivable assistance, it is not Oklahoma.

Why do search results mix up the two OHFAs?

Because both agencies use the same acronym and many pages never state the state plainly. AI assistants will answer a question about OHFA income limits without asking which state is meant, so a figure that arrives without a state attached should be treated as unverified.
