What should I send?

County, household size, roughly what you earn, and the address if you have one in mind. Whether you have owned before, and whether you still own anything.

★ The address is the item that does the most work, because a targeted census tract raises the income limit and removes GOLD's first-time requirement. We check it before you write an offer, not after. Why it matters.

One question worth volunteering

If you are a teacher, law enforcement officer, firefighter, EMT or state employee, say so. OHFA names those roles as possibly qualifying for a special rate on GOLD, and it is not something that surfaces unless someone raises it. Detail.

What comes back?

Which OHFA programme fits, what the 3.5% covers at your numbers, and an honest read on whether assistance is the right route for you at all. If your savings already cover closing, we will say that rather than add a lien you do not need.

We will also tell you what the second costs you later, because it comes back on sale or refinance and that belongs in the decision now. How it works.

Do you lend across all of Oklahoma?

Yes, all 77 counties. Conforming limits are $832,750 and the FHA floor $541,287 everywhere in the state — no Oklahoma county is high-cost. What varies is the income limit and whether the tract is targeted. The county table.

Outside the metros, much of the state is USDA-eligible, and a USDA first with OHFA assistance on top is often the strongest structure available. Worth asking about if you are looking beyond Oklahoma City or Tulsa.
